Garage in Kent, WA with a glossy polyaspartic floor

What polyaspartic is

Polyaspartic is a type of polyurea coating developed for industrial uses like bridges and tanks. It cures much faster than epoxy, stays flexible and does not yellow in sunlight. In floor systems, we use it as a base coat, a topcoat or both. It can be applied over diamond-ground concrete or on top of an epoxy primer, depending on the slab and the look you want.

Why it suits our climate

Standard epoxy cures slowly when the air and slab are cold. Through much of our long gray season, garages sit in the forties and fifties, which can stretch epoxy cure times and affect the finish. Polyaspartic cures in cooler conditions, so we can keep projects on schedule in fall, winter and spring. It also tolerates the temperature swings an unheated garage sees from day to night.

Faster turnaround

On many garages we can grind, repair, coat, flake and topcoat in a single day. You can walk on the floor the next morning and usually park on it within a day or two, depending on temperature. That is a big advantage for families who rely on the garage as their main entry or who have nowhere else to park.

UV stability at the door

Epoxy can amber and chalk where sunlight reaches it, which is why some older floors show a faded band near the garage door. Polyaspartic resists that change, so a light gray or white floor stays its original color from front to back. It is also a good choice for sunrooms, covered patios and entries with large windows.

Durability

Cured polyaspartic is hard and abrasion resistant. It resists hot tire pickup, road salt, oil, gasoline and most household chemicals. Because it remains slightly flexible, it handles minor slab movement and impact better than a brittle coating. When combined with a full flake broadcast, it creates a thick floor that stands up well to daily traffic.

Fast cure means skilled hands

The same speed that makes polyaspartic convenient also makes it unforgiving. It can begin to set in minutes, so the crew must mix in small batches and work in a planned pattern. That is one reason it is rarely sold in consumer kits. Our installers have done it many times and know how to keep a wet edge and an even film across a full garage.

Is it right for every floor?

Not always. For slabs with high moisture vapor, we may start with a moisture-tolerant epoxy primer, then switch to polyaspartic for the remaining coats. Metallic floors usually need epoxy because the extra working time lets the pattern develop. During the estimate we explain which combination gives you the best result for your slab and your schedule.

Odor and ventilation

Some polyaspartic products have a noticeable solvent smell while they cure. For attached garages, we offer lower-odor formulas, open doors for airflow and can set up fans so fumes do not drift into the house. The smell fades quickly once the coating hardens, usually within a day. If anyone in your home is sensitive, mention it during the estimate and we will plan around it.

Finishes

Polyaspartic works with solid colors, flake blends and quartz broadcasts. You can choose gloss or satin, and we can add slip resistance for wet climates. It can also be used as a clear protective coat over an existing sound coating that has dulled with age.

Care

Sweep often, mop with a neutral cleaner and squeegee water out in the wet months. Wipe up spills promptly. Polyaspartic floors need no waxing or resealing for many years.
